The Short Answer

Yes — attend if you possibly can.

You're welcome at the inspection, and we encourage you to come — particularly for the walk-through at the end. Seeing a finding in person, like where water has stained a basement wall or how a furnace's age is showing, sticks with you far better than reading about it. It's also your chance to ask questions while you're standing in front of the actual issue.

If your schedule won't allow it, that's okay too — you'll still get a complete report, and we're happy to walk through it by phone.

Why It's Worth It

What you gain by being there.

See it for yourself

Photos are great, but standing in the attic or basement makes a finding real and memorable.

Ask questions live

Get plain-English answers on the spot instead of guessing later from a report.

Learn the home

You'll find out where the main water shutoff, panel, and furnace filter are — things every owner should know.

Prioritize repairs

We help you separate true safety issues from cosmetic items so you negotiate the right things.

Understand maintenance

You'll learn how to care for the home through Minnesota's hard winters and humid summers.

Make confident decisions

Seeing the condition firsthand makes negotiation — or walking away — a much easier call.

How to Make the Most of It

Come for the walk-through.

You don't need to shadow the inspector for the entire visit. The most valuable time is the walk-through near the end, when we summarize the biggest findings and answer your questions. Bring a notepad or your phone, wear shoes you don't mind getting dusty, and come with any questions about the home. Want a head start? Bring our buyer's checklist and ask about anything on it.

FAQ

Common questions, answered.

Should I attend the whole inspection?
You're welcome to, but most buyers find the walk-through at the end — the last 30 to 45 minutes — the most valuable. That's when we summarize key findings and answer questions in person.
Can my real estate agent attend instead of me?
An agent can attend, but nothing replaces being there yourself. You're the one buying and living in the home, so the firsthand understanding is most useful to you.
What should I bring or wear?
Wear comfortable shoes and clothes you don't mind getting a little dusty. Bring questions and something to take notes with. That's it.
Will I be in the inspector's way?
Not at all. We're glad to have you. We'll let you know if there's a spot to stay clear of for safety, like a roof or a tight crawlspace.
What if I can't make it?
No problem. You'll receive a complete, photo-rich report — usually within 24 hours — and we're happy to review it with you over the phone.
