How to Use This

A homeowner's eye, not an inspector's.

This checklist helps you notice obvious warning signs before you spend money on a full inspection, and helps you follow along once you do. It does not replace a professional 120-point inspection — plenty of serious problems are invisible to an untrained eye and hidden behind walls, under floors, and in the attic. Think of this as triage, not a verdict.

Outside the Home

Start at the curb.

Roof

Missing, curled, or patched shingles; a sagging ridge; rusted flashing around the chimney.

Grading & drainage

Soil sloping toward the house and downspouts dumping at the foundation — a common Hutchinson issue.

Siding & trim

Rot, peeling paint, cracks, and gaps where water or pests can get in.

Foundation

Visible cracks, especially horizontal ones, and any bowing in basement walls.

Windows

Fogged double-pane glass (a failed seal) and rot around frames.

Eaves

Signs of past ice dams — stained soffits or damaged shingles at the edge.

Inside the Home

Then work room by room.

Basement

Water staining, efflorescence, musty smells, and whether the sump pump looks functional.

Electrical panel

An old or off-brand panel, a tangle of wires, or scorch marks are reasons to look closer.

Plumbing

Run faucets, check under sinks for leaks, and note water pressure and any discoloration.

Furnace & AC

Ask the age. Minnesota furnaces work hard — an old one is a near-term expense.

Ceilings & walls

Brown stains hint at past roof or plumbing leaks, even if they're painted over.

Smells

Musty, damp, or moldy odors are a flag for hidden moisture problems.

FAQ

Common questions, answered.

Can this checklist replace a professional inspection?
No. It helps you spot obvious red flags and follow along, but a professional 120-point inspection finds problems hidden in walls, attics, and systems that you simply can't evaluate on your own.
What are the biggest red flags to watch for?
Roof problems, foundation cracks (especially horizontal ones), water staining in the basement, an outdated electrical panel, and an aging furnace are among the costliest issues to catch early.
What Minnesota-specific items should I check?
Look for evidence of past ice dams at the roof eaves, grading that slopes toward the foundation, and the age and condition of the heating system, since our winters are demanding.
Should I check the attic and crawlspace myself?
Take a quick look if it's safe, but leave the real evaluation to your inspector. Attics and crawlspaces hide insulation, ventilation, mold, and structural issues that require training to assess.
When should I bring in a professional?
As soon as you're serious about a home. Use the checklist during showings, then book a full inspection once you're under contract so you can act within your contingency window.
