What is a sewer scope, and do you need one?

A sewer scope is a camera inspection of the buried pipe that carries waste from the house to the city main or septic system. It catches expensive problems that a standard home inspection simply can't see.

The Short Answer

A camera in the buried sewer line.

A sewer scope is a video inspection where a specialized waterproof camera is fed through a cleanout or drain access and down the home's main sewer lateral β€” the pipe running from the house to the municipal main or septic tank. The inspector watches the live feed to spot cracks, collapses, root intrusion, low spots that hold water (β€œbellies”), and blockages.

Because this pipe is buried underground, none of it is visible during a standard home inspection. A failed lateral is one of the costliest surprises a new homeowner can face, which is why we strongly recommend it on older Hutchinson homes.

Why It Matters Here

Old pipes and big trees.

Many Hutchinson and McLeod County homes were built when clay (vitrified) or even Orangeburg pipe was standard. Those materials crack and deteriorate with age, and the mature trees that make our neighborhoods beautiful send roots straight toward the moisture in the line. A sewer scope tells you whether the lateral has decades of life left or is on the edge of failure β€” information that's far cheaper to learn before closing than after.

What a Scope Finds

The problems hiding underground.

Root intrusion

Tree roots find tiny gaps at pipe joints and grow into a mass that catches debris and blocks flow.

Cracks & breaks

Age, ground movement, and freeze-thaw cycles crack older clay and cast-iron lines.

Bellies (low spots)

A sag in the line collects waste and water, causing repeated backups.

Offsets & separations

Shifting soil pulls pipe joints apart, letting soil in and waste out.

Old pipe materials

Orangeburg and deteriorated clay pipe that are near or past their service life.

Blockages

Grease, debris, or collapsed sections that restrict the line right now.

FAQ

Common questions, answered.

Is a sewer scope worth it?
On any home more than about 20 years old, or any home with mature trees nearby, yes. A full sewer-line replacement is one of the most expensive home repairs there is, and a scope is a tiny fraction of that. It's cheap insurance against a very expensive surprise.
Can a regular home inspection find sewer problems?
No. A standard inspection is visual and only covers accessible plumbing. The sewer lateral is buried in the ground and can only be evaluated with a camera, which is why a sewer scope is a separate service.
How long does a sewer scope take?
The scope itself usually takes 30 to 60 minutes and can be done at the same visit as your home inspection. We record the video and explain what we found.
What if the scope finds a problem?
You get documented video evidence you can use to negotiate repairs or price, or to walk away. Catching it before closing puts you in a far stronger position than discovering it after you own the home.
Do new-construction homes need a sewer scope?
They can benefit from one too. New lines occasionally have construction debris, improper slope, or damage from backfilling, and a scope confirms the line was installed correctly before your warranty period ends.
