Why even a new home needs an inspection.

“It's brand new — what could be wrong?” More than you'd think. New homes are built fast by many hands, and an independent inspection catches the oversights before your warranty runs out.

The Short Answer

New doesn't mean flawless.

A new home is built quickly by many different trades, often under deadline pressure, and the municipal inspections that happen during construction are limited code checks — not the thorough, independent evaluation a buyer deserves. Things get missed: a disconnected duct, a plumbing fitting that wasn't tightened, missing insulation, flashing installed wrong. An independent new-construction inspection is your advocate, looking out for your interests, not the builder's schedule. See our new-construction inspection service.

What We Find

Common new-build oversights.

HVAC issues

Disconnected or crushed ducts, unbalanced airflow, and missing dampers are common in new builds.

Plumbing oversights

Loose fittings, missing fixtures, and improper drain slope that lead to leaks or backups.

Missing insulation

Gaps in attic and wall insulation that hurt comfort and energy bills — hidden behind finished surfaces.

Flashing & roofing

Improperly installed flashing and roofing details that invite leaks down the road.

Electrical details

Reversed polarity, missing GFCI protection, and unfinished connections in the panel.

Grading & drainage

Final grading that slopes toward the house, setting up future foundation and water problems.

Timing Is Everything

Inspect before the warranty ends.

Most builders provide a one-year warranty. The smartest move is two inspections: one before closing (a pre-drywall inspection is even better, catching issues while framing, wiring, and plumbing are still exposed), and an 11-month inspection near the end of the warranty period. That final inspection finds the settling cracks, stuck doors, and oversights that surface in the first year — while the builder is still obligated to fix them at no cost to you.

FAQ

Common questions, answered.

Do I really need an inspection on a new home?
Yes. New homes are built fast by many trades and municipal inspections are limited code checks. An independent inspection catches oversights — ductwork, plumbing, insulation, flashing — that are missed during construction, while the builder is still responsible.
What's an 11-month warranty inspection?
Most builders offer a one-year warranty. An inspection at around month 11 finds the settling cracks, sticking doors, and other issues that appear in the first year, so you can submit them to the builder before the warranty expires.
What is a pre-drywall inspection?
It's an inspection done after framing, wiring, plumbing, and HVAC are installed but before drywall covers them. It's a valuable chance to catch problems while they're still easy to see and fix.
What do inspectors commonly find in new homes?
Disconnected or crushed ducts, loose plumbing fittings, missing insulation, improperly installed flashing, reversed polarity or missing GFCI protection, and final grading that slopes toward the house.
Won't the builder fix everything anyway?
Only if it's documented and reported within the warranty period. An independent inspection gives you the documentation you need to hold the builder to their warranty obligations before time runs out.
